One of the first mass timber office developments in the Seattle area, the Lakeview Office Building is a high-end office building with breathtaking views of Lake Washington and the Olympic Mountains to the West. The prominent west-facing facade creates a segmented radius that carries up the sloping hillside. The East and North-facing facades incorporate individual punched windows surrounded by metal panels that were intentionally stored outside in the Northwest elements and allowed to weather to a beautiful patina. There are numerous exterior terraces, as well as a rooftop green space and terrace that allows occupants to take in the surrounding scenery from many angles.
The mass timber construction helps to reduce the overall carbon footprint of the building by using renewable DLT timber as a primary structural element versus typical concrete and steel structure. The curtain wall systems provided by Mission Glass also have a high recycled content in the aluminum mullions used to support the glass panels. The high performing glass, provided by Viracon, helps to reduce mechanical loads by insulating the exterior facade and cutting down on solar heat gain, dramatically reducing cooling loads in the summer.
